Although screw down metal roofing is more expensive than asphalt shingle roofing, it is a cost efficient material when compared to seamless metal. Screw down metal roofs are installed by screwing the panels into wooden lath boards. Standing seam or seamless metal roofing is constructed by the panels being placed into one another where screws are not visible due to the manufacturing of the seamless panels.
When measuring a roof, roofers use the measurement of “squares” which is a 10ft x 10ft area. When finding the area of the roof the roofers will also use “waste” calculations for the ridge and starter strip as well on shingle roofs. Metal roofs are not calculated with waste factor because the metal is custom cut. The larger your roof is, the more squares it will be which will increase the cost.
Not all roofs will have rotted or compromised decking (sheathing) beneath the shingles and felt. When decking must be replaced in certain areas or if the roof must have all of the decking replaced it will increase the cost of the roof replacement. When stripping the roof down the roofers will identify compromised areas of decking and replace those sheets to ensure that the roof is installed with the highest quality and does not leak.
Another factor to consider on older homes is double or triple tear off of layers of shingles or felt. If the roof has been replaced before it is common to see older homes with multiple layers of shingles or felt. It is best practice to strip all of the layers of shingles and felt to the decking. If your roof has multiple layers of shingles or felt it could potentially add to the cost of the reroof because of the additional labor to shed the roof of the multiple layers.
